Biometric Access Control System for Residential Apartments: a Qualitative Inquiry

Abstract	This study explored the development and lived usability of a dual-layer biometric access control system purpose-built for residential apartments in Clarin, Misamis Occidental, Philippines. Adopting a descriptive qualitative design, it foregrounded the perceptions, practices, and concerns of apartment owners, landlords, and renters who interacted with the artifact during field deployment. Data were generated through semi-structured interviews, participant observation, and review of system logs, then examined using framework-guided thematic analysis with the ISO/IEC 25010 quality model as an a priori lens. Five interlocking themes emerged: confidence in dual-factor authentication, relief of keyless living, value of timely payment reminders, friction from environmental and power dependencies, and aspirations for resilient solar-backed operation. Findings affirm the social acceptability and contextual fit of integrated biometric security for low- to mid-income residential settings while surfacing design tensions that condition sustained adoption.
